Few denominational organizations or individual organizations
or individual churches have a long-term maintenance
program for their properties. But Periodic inspections,
maintenance, and minor roof repairs save dollars,
inconvenience, and damage to the building. The fact is,
roofs do not wear uniformly. Depending on the climate,
roof configuration, and how the materials behave, some
areas, typically at roof junctures, will deteriorate considerable
faster than others.
Here are seven golden rules for a preventative
maintenance program regardless of the roof type
or materials.
- Accept maintenance responsibility as the building
steward and perform periodic inspections.
- Develop an inspection checklist and simplified
roofing plan specifically for your building.
- Clean the roof and drainage system at least
semi-annually.
- Safely file all as-built specifications on the roofing
materials and installation, maintenance
receipts, and warranties.
- Create a maintenance log, including dates on
all maintenance to the roof or on other building
components which require roof access.
- Document the roof conditions in various seasons,
after storms, and before and after any
repair work with notes and photos.
- Establish an annual savings plan based on projected
roof replacement costs and maintain
installments. Projected replacement costs can
be estimated based on the national cost index
factor.
